What Agents Hope You Won’t Ask About

 Internet Advertising!!!

 

It is amazing just how many agents do not advertise on the Internet, do not drive buyers to their personal website on the Internet, don’t have a main website and

DON’T UNDERSTAND THE ENTIRE PROCESS!!

 

FACT:  74-85 % of homebuyers look on the Internet to find a home.

Where?  Realtor.com, Yahoo and Homes.com are the three major sites.

(You’ll find these stats anywhere on the Internet)

Our internet viewers come from Realtor.com (30%), from Yahoo!  (28%)

Homes.com. (10-20%).  See web sites above.

Now if the main surfing is done on these three sites then your marketing manager. RE/MAX Professionals   should and does advertise on those sites!!

 

FACT:  Many lookers will contact the listing agent on Realtor.com if the listing agent’s information is with the listing on the web site.  Christine’s SHOWCASE HOMES stand out over other listings.  Christine’s homes are also billboarded FEATURED HOMES.  Have you ever seen listings on the internet  THAT DON’T EVEN HAVE ONE PICTURE!!!!!!!  Then the buyer can click through where it says VIEW DETAILS and get multiple clickable photos and can go to main web sites(s).  Christine pays for positioning in its membership with Realtor.com.

FACT:  Photos, slide shows and virtual tours sell homes.  Many agents have only one or sometimes not even one photo with the listing.  Christine adds as many photos allowed, uses banner headlines, custom copy, 24/7 audio, and links to main website for the maximum exposure!!   Many agents don’t even know basic html to do this!!  

(A note about some “moving” virtual tours:  It has been found that many surfers can’t even pull up the tours or see them in a way that they are not distorted.  Many surfers are not using the newest browsers and there are other reasons why they can’t even see the virtual tours.  But they can see MEGA photos!)

 

FACT:  Standard practice a few years ago was to have one web site and advertise listings on that web site.  NOT NOW!!  Agents must have multiple websites for

FACT:  Many agents do not know what an e-flyer is, nor how to create one to market to buyers, their databases and their fellow agents.

 

FACT:  Many agents do not know what a listserver is.  It is a list of recipients that can receive e-flyers.  SRT currently has 55,000 agents on its listservers. We send e-flyers to these agents because we don’t know where a buyer might come from such as anywhere in the US or from an international source.                                        

 

FACT:  Location, location, location used to be the watchword for selling listings.  NO LONGER!!  Exposure, exposure, exposure is and price, price, price are been the watchwords since the tremendous explosion in the Internet!!!
